When it's your first time

Expert advice for first home buyers

First time home buyers can sometimes find the buying process a little overwhelming. All you want to do is buy a house right? So why does it feel so hard?

You’ve probably been saving for ages, looking at properties and trying to wade your way through a minefield of things to do, terms, conditions and paperwork.
We were once first time home buyers too and we still remember it like it was yesterday.

It was messy but it needn’t be.

With the right advice and guidance, buying your first house can become straightforward and simple.

We help with the big questions like how much you can borrow, deposit size, how to access your KiwiSaver funds or how to manage the negotiation process or an auction.

We use plain language, apply years of experience and provide you with proper insights so you can make educated decisions, feel in control and be a step closer to buying your first dream house. Sooner.

We’ve worked in the banking world for years and have unique insights that most other independent mortgage advisers can’t claim to have.

This knowledge means we know how to give you the best possible advice, while guiding you gently past any potential obstacles along the way.

We’ll use our experience to negotiate you a great interest rate too!

THE BIG QUESTIONS

Is my deposit big enough?

Oh, that’s a bit personal! Generally banks like a deposit of 20% of the purchase price. Generally. If you have a smaller deposit, don’t panic. We have plenty of strategies to deploy, all aimed at getting you into the market, sooner.

Have a chat with us about your current deposit and your purchase goals. Plus, make sure you are reaping the benefits of all that hard work with Kiwisaver!

How much can I borrow?

There are so many factors that can determine how much an individual, couple, family or group can borrow. Which is where we help - by giving you detailed guidance on how much you can borrow from which bank.

Every bank has different lending rules. Often one bank will be best for your friend when another is actually better for you.

So our job is to match you with the bank best suited to your needs. A job we take very seriously.

Kiwisaver as a deposit – how?

Kiwisaver is a good way to bolster or even start putting together a deposit on a house. There are lots of good resources online about how to access your funds, obviously though it takes time to read them all and getting it wrong can sometimes lead to mix ups that result in funds being withheld.

We’re experienced with Kiwisaver and we know exactly how and when is best to turn your savings into a deposit. Have a chat with us about it.

I want to negotiate…I can do that right?

Auctions! Yikes!

Auctions can be daunting for a first-time house buyer. Will you overspend? Get a bargain? How will you know if a real estate agent is playing you?

Auctions require a cool, level head and it pays to take a little experience (or in lieu of that, knowledge) into the auction room with you. We can arm you with knowledge, provide some expertise and help you enter the auction with confidence.
An asking price is just that – the asking price for that property. The negotiation process is about putting together an offer that is one-part sale price and one-part conditions.

As Warren Buffet says the best way to make or lose money is at the negotiation table. We can help make sure your offer puts you in the best fighting position.
